How the Villa Value Index was built

Holidu compiled the Index from three inputs per destination: the average guest rating across all listed villas, the median nightly price for the whole property, and the daytime high temperature across August and September. Destinations needed a minimum of 100 villas and 1,000 guest reviews to qualify. The ranking divided rating by median price — a higher ratio scores better. The cut-off means the Dordogne figure aggregates real inventory depth, not a handful of premium lets skewing the curve. Provence tops at 8.9/10 for €151; Calabria (9.2/10, €221), Corsica (9.1/10, €234) and Spain's Costa Blanca (8.5/10, €224) round out the top five. Amalfi Coast villas fell out of the top 30 entirely, with a €655 median — roughly a three-fold premium over the Dordogne for comparable ratings.

The €199 median does not itemise what sits inside the thermal envelope. A gite in the Dordogne valley carries specific physical costs the headline rarely accounts for: thermal mass in restored stone walls reduces summer cooling demand, but BTU capacity of the installed system, glazing spec, and south-facing exposure still dictate actual habitability through August and September. The index does not record floor area, bedroom count, pool coverage, or proximity to the nearest market and medical services — variables that determine whether the rate reflects usable volume or a compact two-bedroom with shared pool access. Separately, the World Travel & Tourism Council projects European leisure travel spending to grow 3.7% in 2026, led by France, Spain and Italy — a pressure signal that may push the next Dordogne median above €199 before the Index is recalculated.

Audit checklist before confirming

Treat the ranking as a starting point, not a verdict. Confirm the listed square metreage, verify pool dimensions and the chlorine or saltwater system, and cross-check the declared energy rating against the actual heating and cooling capacity. Footfall from neighbouring gites, road noise on departmental versus minor rural routes, and the distance to a working boulangerie in low season each shift the effective value calculation. On the published numbers, the Dordogne delivers above-median rating at less than one-third of Amalfi pricing. Verdict: value-for-money positive, subject to a site inspection that converts the median into a property-specific figure.
